Shri Kamal Nath ji recognizes the importance of increased FAR of 4 or even 10 in cities like Delhi and Gurgaon. Larger FAR means a larger population density in cities. While the developers like DLF are categorically holding the ownership rights over the common area of their group housing schemes developed by them, any increase in FAR in the future would only allow them to build more apartments over the same land / GHS which they have already sold to the allottees. A simple increase in FAR from 1.75 to 2.75 in Gurgaon would lead to more than Rs. 500000 crores of profits to DLF and other builders. The only problem is that it tantamount to cheating their ignorant consumers. Any increase in FAR belongs to the allottees / owners of these GHS and the right to develop / construct new buildings / apartments belongs to them and not to the builders.
